This new three-story, 12-unit multifamily community brings thoughtfully designed housing to Southeast Portland at the transition between an active commercial district and an established single-family neighborhood. The project is carefully scaled to respond to both contexts, creating a compact residential building that supports urban housing goals while respecting the character and constraints of its surroundings.
Significant street dedications along two sides of the property substantially reduced the buildable area and created a complex development puzzle. Working within those physical limitations and applicable zoning standards, the design team strategically optimized the building footprint, massing, circulation, and unit layouts to maximize achievable building area and housing density.
The result is an efficient, site-responsive multifamily project that transforms a challenging infill parcel into 12 new homes. Through detailed coordination and early problem-solving, the design balances development feasibility with a practical, durable residential solution tailored to Southeast Portland’s evolving urban fabric.
